On
behalf of the South Point Homeowner’s Association Board of Directors – we

South Point Subdivision is a single-family dwelling subdivision, located
off of La. Hwy. 16 South. Just five miles from the Denham Springs exit off
of I-12 or three miles from the Juban Road exit. South Point Subdivision
is conveniently located outside of Denham Springs’ city limits, providing
a feel of country living with the benefit of amenities and services
available only minutes down the road.
South Point Homeowner’s Association, Inc. governs 550 homes in Phase I of
the subdivision. The South Point Homeowners’ Association, Inc. is a
non-profit corporation formed under the laws of Louisiana. Articles of
Incorporation and Restrictive Covenants are filed in the official records
of the 21st Judicial District Court for Livingston Parish. A copy of the
Restrictive Covenants is provided in every Welcome Packet delivered to new
homeowners and lessees/tenants. A copy of all governing documents are
conveniently available on this web site.
South Point Subdivision is a restrictive covenants subdivision which is
intended to maintain property values within the subdivision. For this
reason, all property owners should be aware of these restrictions when
considering changes to their property, and in the general daily appearance
of their property.
All real estate agents should acquaint prospective buyers of these
restrictions which become a part of the act of sale for all property
transactions in South Point. In addition, property managers or real estate
agents should advise potential lessees/tenants that the restrictions apply
to all residents with no exemptions.
Please note that South
Point Homeowner's Association, Inc. governs the 1st, 2nd, 3rd (part 1),
4th, 5th, 6th, 9th and 10th filings ONLY.
Phase II, which encompasses approximately 95 homes located in the 3rd
filing (part 2), 7th and 8th filings (Lots 152-167,
476-523, and 524-554) within South Point Subdivision, are governed by
South Point Subdivision Phase II Homeowner’s Association, a separate and
independent Homeowner’s Association. Legally established by D. R. Horton,
Inc. on October 31, 2006, and recorded with the 21st Judicial
District Court in Livingston Parish.
Some of these homes may be across the street from residents in the 3rd
(part 1) and 4th filings, and we ask that you please keep in mind that we
do not have authority over, responsibility to, nor govern those areas. All
Phase II inquiries should be addressed to their property management
